ADUs are by far the most popular addition we’re seeing lately since they are an excellent opportunity for homeowners to bring in passive rental income without even needing to purchase a separate rental property. Of course, not everyone has a massive backyard that they could use to construct a 1200+ square foot ADU in - and even if they did, not everyone would WANT to use up their entire backyard for rental income! For this reason, there’s a handful of different kinds of ADUs that make sense for different properties and homeowner preferences.

Let’s take a look at the 6 main types of ADUs.

Main Types of ADUs.

  • Detached ADUs.

    This is one of the most common and traditional ADUs, and they make sense if the main home has a backyard with ample space. These ADUs typically have their own separate utilities and sometimes have a separate address from the main home.

  • Attached ADUs.

    This next one is also quite popular here in California, where the ADU shares a wall with the main home. Attached ADUs are more popular when there isn’t as much space in the backyard since there’s one less layer of setbacks to have to worry about.

  • Upper Level ADUs.

    These conversions are used to convert an existing attic into a livable space. These types of developments can also be used when homeowners seek to add a second-floor addition to a single-story home. For interior ADUs, it’s also common that another exterior entrance is constructed so you don’t have to worry about your tenant walking through your home to get to theirs. That would probably not be ideal.

  • Lower Level ADus.

    We don’t see this as much in California since basements aren’t as common here, but homeowners could convert an existing basement into an ADU.

  • Above Garage ADU.

    This one is a pretty big one, it’s quite common that homeowners are hesitant to get an ADU because they have a detached (or attached) garage that they don’t want to part with. A cool workaround for this is to construct the livable unit above the garage, this is a popular option because you can keep the garage space for yourself while using the space above it to generate that passive income!

  • Garage Conversion.

    This one is a great solution for homes with limited space in the backyard, and it’s actually a slightly cheaper conversion! These conversions work by using the existing framework and structuring of the garage and repurposing the interior to turn it into a livable space, also with its own private entrance! These projects often end up being less pricey because the foundation and framing should already be good to go, saving time and effort that would’ve gone towards construction.
